When you send a buyer my way, I reach out the same day. I learn what they want to buy, how they plan to pay for it, and what could get in the way, and then I tell you what I heard.
I review income, assets, and credit before I write a letter, so the letter carries weight when the listing agent reads it. When your buyer writes an offer at a new price, I update the letter, including on evenings and weekends.
Before you write, I can show your buyer an estimate of the monthly payment and cash to close on that specific property, so they decide with the full picture in front of them.
You should never have to chase me for an update.
I review the listing for anything that could cause financing trouble, such as condo project approval, property condition, or a manufactured home. If you would like, I will call the listing agent to support your buyer's offer.
You hear from me at each milestone: application complete, appraisal ordered, appraisal back, conditional approval, and clear to close.
If a deadline is at risk, you hear it from me the day I know, along with what I am doing about it. My goal is that you never learn about a problem in the final week.
I share loan status with you and your buyer. I share financial details only with your buyer's permission.

No. Federal law (RESPA) does not allow a loan officer to pay for referrals or to cover an agent's business expenses, and it puts both of our licenses at risk. My part is careful work on every loan.
