This policy explains what information The Lazzaro Lending Group, powered by Reasy Financial, LLC ("we," "us," or "our") collects through lazzarolending.com (the "Site") and when you contact us, how we use it, who we share it with, and the choices you have.
The Lazzaro Lending Group is a team of Reasy Financial, LLC, NMLS #2446155. Justin Lazzaro, NMLS #1229453, is licensed in Arizona, Florida, Pennsylvania, and Texas. You can verify these licenses at NMLS Consumer Access.
This policy covers the Site and the conversations we have with you before you apply. When you apply for a loan, Reasy Financial, LLC gives you its consumer privacy notice under federal law (the Gramm-Leach-Bliley Act). That notice governs the financial information you provide in your application, such as your income, assets, credit, and Social Security number. Our quote and rate alert surveys ask a few general questions about your income, credit, and current mortgage so we can point you toward the right options. Please never send your Social Security number, account numbers, or financial documents through the forms on this Site.
When you fill out a form, survey, or booking request, or call, text, or email us, you may give us your name, email address, phone number, state, and details about what you are looking for, such as the type of loan, your price range, or your timeline. Our quote and rate alert surveys also ask about the property (its location, type, use, and estimated value, and for rate alerts, its address), your current mortgage (balance, interest rate, any second mortgage or FHA loan, and recent late payments), the cash you have for a down payment and closing costs, your employment, your monthly income, your estimated credit score, whether you have had a recent bankruptcy, short sale, or foreclosure, and whether you are working with a real estate agent. On our Second Look page, you may also share details from a Loan Estimate you received from another lender. You can browse the Site without giving us any of this information.
Like most websites, the Site and the companies that run it receive basic technical information when you visit, such as your IP address, browser and device type, operating system, and the pages you view. We use it to keep the Site working and secure and to see which pages are useful.
Our Site uses cookies and similar technologies to make the Site work, remember your choices, and understand how the Site is used. When you first visit, you can accept or reject non-essential cookies through the cookie banner, and you can change your browser settings to block cookies at any time. Some features may not work properly if cookies are blocked.
Our website platform, HighLevel (LeadConnector), sets its own cookie and records the pages you visit, even if you reject non-essential cookies. We use this to run the Site and, if you submit a form, to see which pages led to your request. It is not shared with advertisers. Our hosting network, Cloudflare, also collects basic performance data such as page load times.
Cloudflare also runs an automated security check on our quote and rate alert surveys to block spam. On our Schedule page, the booking calendar, which HighLevel provides, loads web fonts and other files from Google and a script file from Meta, even if you reject non-essential cookies. That Meta file is not connected to our Meta advertising account and does not send Meta any events about your visit, but as with any file your browser downloads, Meta and Google receive your IP address, your browser type, and the address of the page.
The Site is built and hosted on, and uses services from, the following providers. Each may receive technical information such as your IP address, browser type, and the pages you visit, and some receive information you choose to enter:
We do not use session recording tools or the Meta Pixel on this Site. The Meta file the booking calendar loads, described above, is the only Meta code on the Site, and it sends no events. If we add other analytics or advertising tools in the future, we will update this policy first, and any analytics or advertising tool that runs in your browser will not load until you accept it through the cookie banner.
You can reject analytics cookies through the cookie banner. To change your choice later, clear the cookies for this Site in your browser and the banner will appear again. To ask us not to share your hashed contact information with Meta for advertising, contact us using the details below and we will stop. You can also manage ad preferences in your Facebook and Instagram account settings.
Some browsers can send a Do Not Track or Global Privacy Control signal. The Site does not currently change how it works when it receives these signals. You can still reject analytics cookies through the cookie banner, and you can ask us to stop sharing your information with Meta as described in this policy. If you accept analytics cookies, Google may combine information about your visit with information it collects on other websites.
We use your information to answer your questions and send what you asked for, such as a quote, a rate alert, or an appointment confirmation. We also use it to follow up about your request, to send rate updates and other marketing if you agreed to receive them, to understand which pages and programs are helpful, to measure our advertising as described above, and to meet our legal and licensing obligations. Our Communications Policy explains how we call, text, and email you and how to stop those messages.
We use AI tools to help us work more efficiently, for example to draft emails, texts, and website content, to summarize our notes, and to suggest replies. When AI helps us write something we send to you, a person at The Lazzaro Lending Group reviews it first. The exception is an AI chat assistant, which replies on its own, as described below. Some of the companies we work with, including HighLevel (LeadConnector), build AI features into their services, and your information may be processed by those features when we use them.
The Site does not have a chat assistant today. If we add one, it may be powered by AI, and we will tell you when you are chatting with it. The assistant can answer general questions, collect your contact information, and help you book a call. It cannot approve a loan, quote or lock a rate, or give you a loan decision, and it can make mistakes, so please confirm anything important with us directly. Messages you send to a chat assistant are stored in our customer relationship management system and are processed by the AI service that runs the assistant. Please do not share your Social Security number, account numbers, or other sensitive financial information in a chat. You can ask to speak with a person at any time.
We do not use AI to decide whether you qualify for a loan. Loan decisions are made by the lender under its own underwriting standards. We do not enter your Social Security number, credit reports, or loan application documents into general-purpose AI tools.
We do not sell your personal information for money. We share it only in these situations:
We do not share your mobile phone number, or your agreement to receive text messages, with any third party or affiliate for their own marketing or promotional purposes. Text message opt-in data and consent are never shared with third parties.
The Site uses encrypted connections (HTTPS), and the platforms we use limit access to the people who need it. We never ask for your Social Security number or account numbers through a website form, text, or regular email. No website or system can be made completely secure, so please use the secure application portal for sensitive documents.
We keep your information for as long as we need it to help you, to follow up on your request, and to meet the record-keeping rules that apply to mortgage companies. When we no longer need it, we delete it or remove the details that identify you.
You can ask us at any time what information we have about you, ask us to correct it, or ask us to delete it, by contacting us using the details below. Some records must be kept for a set time under mortgage and consumer protection laws, and we will tell you if that applies to your request. You can also opt out of marketing messages as described in our Communications Policy.
We do not sell personal information for money. Sharing hashed contact information with Meta to measure and target advertising can be treated as "sharing" under California law and similar state laws. To opt out, email [email protected] or call (412) 638-4982 and ask us to stop sharing your information for advertising. Once you ask, we stop sending your information to Meta, including for building Facebook and Instagram ad audiences.
The Site is meant for adults. We do not knowingly collect information from anyone under 13. If we learn that we have, we will delete it.
The Site links to other websites, such as our application portal, NMLS Consumer Access, and our social media pages. Their own privacy policies apply once you leave our Site.
If we update this policy, we will post the new version on this page and change the date at the top.
