Run your numbers

Pick a calculator and enter your own numbers. No sample rates or payments are filled in.

Payment calculator

Estimate a monthly payment from a home price, a down payment, and a rate you enter.

Not sure? Freddie Mac publishes a weekly national average (opens in a new tab). Your own rate depends on your credit, down payment, and loan type.

Enter your numbers and select Calculate to see an estimate.

These calculators show no sample rates or payments and use only the numbers you enter. Your entries stay in your browser and are not sent to us or anyone else. Results are estimates, not a rate quote, an offer of credit, or a commitment to lend, and they do not include every cost of a loan. Questions about your results? Call or text (412) 638-4982.

What a calculator cannot tell you

A calculator is a starting point. Three things change the answer.

Your actual rate and costs

The interest rate, mortgage insurance, and closing costs on an actual loan depend on your credit, down payment, property, and lender. The calculator uses whatever you type in, so treat the result as an estimate.

Taxes, insurance, and HOA dues

Property taxes and homeowners insurance vary by county, by home, and by insurer. Use figures from a listing or a recent bill when you can.

Whether you qualify

A payment you are comfortable with is not a loan approval. Qualifying depends on your income, debts, assets, and credit, which a lender reviews through a full application.

Calculator questions

Short answers to common questions. The calculators give estimates, so treat the results as general guidance, not a loan decision.

How accurate is a mortgage calculator?

It is as accurate as the numbers you enter. The math is exact, but the inputs are estimates until a lender has reviewed your file and the property.

What is included in a monthly mortgage payment?

Principal and interest, plus property taxes and homeowners insurance when they are paid through escrow. Some loans add mortgage insurance, and some homes have HOA dues paid separately.

Why is my estimate different from a Loan Estimate?

A Loan Estimate is based on your application, your credit, and the specific property. It includes lender fees and third-party costs a calculator does not know.

Should I use the affordability calculator or talk to someone?

Both. The calculator gives you a range in a minute. A conversation tells you which loan programs fit and what the payment looks like with your actual numbers.

Do these calculators affect my credit?

No. They do not ask for your Social Security number, and nothing is sent to a credit bureau.

What does the blended rate calculator do?

It combines the rate on a first mortgage with the rate on a second loan or line of credit into one weighted figure, which helps when you compare keeping your current mortgage and adding a second loan against a full refinance.
