Yes, if you qualify. Under Fannie Mae's guidelines, a conventional loan can count the pay from a signed job offer, even before your first paycheck. Your new job may be able to start up to 90 days after closing, though stricter rules can apply in that case, including extra savings.
The lender uses the pay stated in your offer letter. The offer has to be signed and accepted, with no conditions left open, and it has to name you, the employer, your position, your pay and your start date. You can show you accepted it with a signed copy, an email or another way the lender can verify, under a Fannie Mae update dated October 7, 2026. The lender also verifies the offer with your new employer.
Your new employer can't be a family member or anyone with a stake in the sale, such as the seller.
You may be able to close first. Many conventional loans are sold to Fannie Mae after closing. If your lender won't have a pay stub from your new job before that happens, Fannie Mae's guidelines add these requirements:
Under those stricter rules, you'll need savings on top of what your loan already requires. That's either six months of your new home's full monthly payment, including taxes, insurance and any HOA dues, or enough to cover your monthly debts and new house payment from closing until your job starts, plus one more month. Pay you're still earning at your current job can count toward the second option.
For example, say you close on March 1 and start your new job on April 15. That's about six weeks. Fannie Mae lets a partial month count as a full one, so that's two months, plus one more, for three months of debts and house payments under the second option.
This article covers conventional loans that follow Fannie Mae's guidelines. FHA, VA and USDA loans, and loans that follow Freddie Mac's guidelines, have their own guidelines, which can differ from these. Lenders can also add requirements of their own, and some may want a pay stub from your new job before closing.
